The importance of a design for your landscape should not be underestimated. The entire process provides an organized method of defining the best use of your property to meet your unique needs and desires, solving problems and saving time and money throughout the building and installation of the finished design. Design plans help you budget and prioritize construction goals and provide a method for planning phased implementation.

Working through your local municipality's permitting process can be time consuming and frustrating. Landsystems' designers are experts at understanding applicable municipal codes and ordinances. Through years of experience, our design department has developed a well-deserved reputation for producing quality, technically accurate construction documents that pass city planning department reviews and create quality built landscapes.

We provide several drawings during the different stages of the design process.

The Base Plan
The process starts with a base plan created by measuring your site completely, including the house and all buildings, existing hardscape and planting material. We take photographs and combine this information with reference material to produce the base plan.

The Conceptual Plan
The conceptual plan, sometimes called the "preliminary plan", is drawn on the base plan. It is drawn in plan view and will show your entire property with all new landscape elements and all existing elements and plantings that are to remain. The drawing will be illustrated with a representation of plant material and furniture to help you understand and visualize the plan.

The Grading and Drainage Plan
Once the conceptual plan is approved, we will produce a grading and drainage plan by measuring elevations of your house and your lot based on the requirements of the conceptual plan. The grading and drainage plan will provide information needed during construction to control water drainage, keeping patio and walkways clear and storm water directed away from the house.

The Construction Drawings
The construction drawings are considered the final phase of the design process and include a structural plan that shows all hardscape elements of the design and a planting plan with all new and transplanted plans drawn at approximately full-growth size and number. This last set of plans includes:
